Seller's Duty to Disclose in an "As Is" Real Estate Transaction

James Cai notes that sellers in "as is" real estate transactions still must disclose important information about the property they are selling to the purchaser.  Mr. Cai lists five aspects of the property (and the rights attached to it) which the seller is required by law to disclose, and how this ties into the intent behind the "as is" language of the statute.  The key to keep in mind is that the purchaser needs to be informed of any important aspects of the property which they cannot reasonably observe.
